Which updates are worth it before you sell? The ones buyers in your price range actually want and will pay for. Before you start a project, ask us. We see what buyers react to in homes like yours, and sometimes the best move is a smaller fix or none at all.
Some good rules of thumb
- Fix what’s broken before you add anything new. Buyers and inspectors notice deferred maintenance.
- Choose function over flash: working systems, a dry basement and a sound roof matter.
- Go neutral. Bold colors and very personal finishes narrow your pool of buyers.
- Match the neighborhood. Big upgrades in a modest neighborhood rarely pay for themselves.
Updates buyers tend to like
- More usable space: a finished basement, an extra bathroom, more storage or a home office.
- Light and bright: fresh light paint, updated lighting and clean flooring.
- Kitchens and baths: often modest updates like new hardware, fixtures or counters, not a full remodel.
- Outdoor living: a deck or patio in good shape and a tidy yard.
- Privacy: fencing and landscaping.
