Pricing Your Home

Price is the biggest thing you control when you sell. Buyers search by price first, so the number you pick decides who sees your home. You choose the price. Our job is to give you the best information to choose it well.

What a good price does

  • Gets your home in front of the most buyers who can afford it
  • Brings in showings and offers early, when interest is highest
  • Gives you the best shot at a strong final sale price

Buyers will compare

Buyers and their agents look at your home side by side with the others for sale and the ones that sold recently nearby. What matters most is how your home stacks up against those, not what you paid, what you’ve put into it, or what a neighbor thinks it’s worth.

Why homes get overpriced

  • Counting on getting back the cost of every update
  • Needing a certain number to make the next move work
  • Leaving “room to negotiate”
  • Going by the tax assessment or an online estimate
  • Emotional attachment (totally understandable!)

What overpricing can cost you

  • The first few weeks matter most. That’s when your home is new to the buyers who have been waiting for the right one.
  • Fewer showings. If the price is too high, the right buyers may never click on it, even if your home is nicer than the competition.
  • Price cuts later. Once a listing sits, buyers start to wonder what’s wrong with it, and a reduction may not win back that early interest.
  • Appraisal trouble. If a buyer’s lender appraises the home below the price, the deal may need to be renegotiated.
  • More carrying costs. Every extra month means another mortgage payment, taxes, insurance, utilities and upkeep.

How we help you pick the price

  • A comparative market analysis (CMA) of recent nearby sales and the homes you’ll compete with
  • An honest walk-through of your home’s strengths and anything buyers may push back on
  • An estimate of what you’d walk away with after selling costs
  • Regular updates once you’re listed, so you can adjust if the market tells us to

The market decides what a home is worth. Together, we decide the price. Get your free home value report to start.
